Nevins Creek Tract

The Nevins Creek Tract (#03019-03349) is a ±40 acre tract of timberland located in southwestern Jefferson County, Arkansas, just west of Pine Bluff, Arkansas (North 34.195237°, West 92.114474°). The entire forty acre tract was completely harvested of all timber in 2015; it is currently open land ready for conversion. Nevins Creek, a perennial stream, runs just outside the property along the south line of the tract. According the USDA NRCS web soil survey, the property is primarily based upon Pheba Silt loam that gives the property a fine weighted average site index rating for Loblolly Pine of 90.1 feet (base age 50). Access is available through the northeast corner of the property by a dirt woodsroad running a half-mile south from “Shannon Road”, a paved public road. A cable gate exists at the point of entry to the woodsroad on the south side of Shannon RD. The terrain is well drained with rain water able to quickly run-off in a southerly direction and empty into the Nevins Creek system. This tract is a prime example of quality investment timberland potential ready to be replanted as a pine plantation or as possible pastureland.
