Camp Creek Tract

The tract was harvested in 2015, allowing for roughly 15 acres of timbered SMZ areas to remain as a creek buffer. The Camp Creek, an intermittent creek channel, runs through the property. The current plan for the tract is for it to be site prepared in the fall of 2016 followed by establishing a pine plantation in the spring of 2017. According the USDA NRCS Web Soil Survey, the property is based on an assortment of Amy silt loam and other fine sandy loams, which give the tract an excellent weighted average site index for loblolly pine of 90 feet (base age 50 years). As utilities do exist along the US Highway, the potential for a hunting camp or home site within the Warren School District is a real possibility. With a proper establishment, this tract can generate some serious revenue with a first-thinning of pine pulpwood in as little as 13 years from now!
